What Is A Quitclaim Deed?
A Quitclaim Deed is one of the most important legal documents in American real estate. It is primarily used to transfer ownership of real property from one owner to its buyer. This kit includes two different fill-in-the-blank Quitclaim Deed forms and a Warranty Deed, along with complete instructions.

When Will I Need A Quitclaim Deed
Despite its strange name, a quitclaim deed is a very important legal document. When you sell real property, a quit claim deed must be filed with the county in your state, transferring the property from the owner to the buyer, (the new owner.) Anyone with real estate will need one eventually.

In divorce situations, real estate necessitates a quit-claim deed. If one person is going to keep the home, the other person will need to quitclaim -- give up -- their portion of the home.

If you prepare a Living Trust or other estate planning tool (other than a Last Will & Testament,) you must transfer ownership of the real estate into the trust; to do so requires the use of a quitclaim deed.
